Who wants furnished

Students (essential), young professionals on 12-month moves, short-stay corporates, contractors, relocations. In family / suburban markets, unfurnished is still the norm — tenants bring their own. Match your spec to your tenant profile.

Fire safety law

The Furniture and Furnishings (Fire) (Safety) Regulations 1988 require all upholstered furniture, mattresses, cushions and pillows to carry a permanent fire-resistance label. Anything bought from a UK retailer in the last 30 years complies — but inherited or second-hand items often don't. £5,000 fine per breach.

Living room — £900–£1,500

3-seat sofa (Argos / IKEA), coffee table, TV unit, lamp, rug, curtains or blinds. Skip the TV — tenants prefer their own. Neutral fabric in dark or mid-tones hides wear; cream sofas in rentals are a sucker bet.

Bedrooms — £500–£900 each
