How to Handle a Buy-to-Let Property With Japanese Knotweed
Japanese knotweed can knock 10% off a property value and crash a BTL mortgage. Here's how to spot it, treat it, and disclose it correctly.

Introduction
Japanese knotweed has powered tabloid horror for a decade — and crashed thousands of property deals. The RICS 2022 framework took some of the heat out, but knotweed still costs deals and money. Here's the modern playbook for landlords.
How to spot it
Bamboo-like green stems with purple speckles, heart-shaped leaves with pointed tips, zig-zag stem pattern, cream flower spikes in late summer. Grows fast in spring (up to 10cm per day). Dies back to red-brown canes in winter that persist as a giveaway. Photograph and use the Plantlife ID app or PCA member confirmation.
Mortgage implications
Within 7m of a habitable structure, most lenders will decline or require treatment plan + warranty before completion. Detached garages and outbuildings outside 7m are usually fine. Specialist lenders (Together, Vida, Aldermore) are more flexible.
RICS 2022 framework
The RICS Information Paper 2022 split knotweed into Management Categories A–D. Category C and D (in the garden or further from the property) are now valuation-neutral with the right treatment plan, where previously they killed deals. Get a PCA surveyor report citing the RICS 2022 framework.
Treatment options
Herbicide programme: glyphosate stem injection over 3–5 years, £3,000–£5,000, includes 10-year insurance-backed warranty. Excavation: dig out and remove, 1–2 weeks, £10,000–£25,000, instant resolution. Cell burial or root barrier: hybrid, £5,000–£12,000, faster than herbicide.
Disclosure
TA6 Property Information Form question 7.8 asks whether the property is affected by Japanese knotweed. Lying or saying 'don't know' when you do know is actionable misrepresentation — recent cases have seen sellers ordered to pay £30,000+ damages. Always disclose with the management plan documentation.
Neighbour encroachment
If knotweed has spread to your property from next door, you have a private nuisance claim (Williams v Network Rail, 2018). Send a Letter Before Action requiring them to treat. Damages cover diminution in value and treatment cost. Knotweed insurance can fund the litigation.
Buying with knotweed
It can be a value play. Sellers panic and discount 10–15%; you negotiate a holdback for treatment cost, complete on a specialist lender, and watch the value recover as the treatment plan matures. Some experienced investors target knotweed properties specifically.
