Plenty of landlords own property nowhere near where they live. Done properly, remote management is a non-issue. Done badly, you find out about leaks from the council and miss a gas safety renewal.

Decide your model first

  2. Let-only plus self-management remotely — save 8–10% but the operational burden is real.

Build the local team

Before tenants move in: letting agent or property manager, Gas Safe plumber, NICEIC electrician, handyperson, end-of-tenancy cleaner, locksmith. Get written rate cards.

Compliance never pauses

  • Gas Safety Record — annually.
  • EICR — every 5 years.
  • EPC — every 10 years; minimum E now, C from 2030 on new tenancies.
  • PAT testing on supplied appliances (especially HMOs).
  • HMO licence renewal — typically 5-year cycle.

Tenant changeover

Either delegate the whole sequence to your agent or block out a week to be on-site. Half-doing it from a distance produces voids and worse-quality re-lets.

Maths usually works at 10–12% if you are more than two hours away, work full-time, are abroad, or have no local contractor network.
