In the modern UK private rented sector, monthly is the default — and there are good reasons. Weekly remains common in some legacy social housing and a few specialised lets but is rare for new private tenancies.
What "monthly" actually means
A monthly rent of £1,200 = £1,200 paid on the same date every calendar month, regardless of whether the month has 28, 30 or 31 days. Annual rent: £14,400.
What "weekly" actually means
A weekly rent of £276.92 = paid every 7 days. There are 52 weeks in a year (plus a day, two in leap years), so annual rent = £14,400.
Common error: treating weekly rent as monthly × 12 / 52 = wrong. The correct conversion:
- Weekly to monthly: × 52 / 12.
- Monthly to weekly: × 12 / 52.
Cash flow comparison
- Monthly: 12 predictable payments, easy to reconcile, fits standing orders perfectly.
- Weekly: 52 payments, 4–5 payments most months, awkward to reconcile, harder for tenants on monthly salaries.
Universal Credit is paid monthly in arrears. Tenants on UC will struggle with weekly rent unless they have other regular weekly income.
Notice periods and Section 13
This is where weekly really hurts:
- Section 13 rent increase must take effect on the first day of a rental period and give at least one month''s notice. For a monthly tenancy this is straightforward. For a weekly tenancy, you must give one month notice AND align with the weekly rent date — typically the next anniversary that is one month away.
- Section 21 notice is unaffected by rent frequency.
- Section 8 notice for rent arrears uses the same statutory grounds either way.
Statutory periodic tenancies
When an AST ends and continues:
- Monthly rent → monthly periodic tenancy → tenant gives one month notice.
- Weekly rent → weekly periodic tenancy → tenant gives four weeks notice (slightly less than a month).
A small difference but worth noting.
Tax and accounting
Identical — both go through the same SA105 boxes. MTD quarterly submissions treat them the same.
Insurance and mortgages
- Buy-to-let mortgage affordability is calculated on monthly rent.
- Rent guarantee insurance is priced monthly.
- Landlord buildings insurance is annual but quoted on monthly rent.
Submitting weekly figures usually requires conversion anyway.
When weekly might suit
- Long-established tenants used to weekly payments.
- Some HMO room lets where rent is collected door-to-door (rare).
- Specialised social/supported housing arrangements.
- Tenants paid weekly in cash who genuinely cannot manage a monthly bill.
Even then, you can usually offer monthly with a flexible standing-order date.
