Current rates
From April 2025: 0% on the first £125,000, 2% £125k–£250k, 5% £250k–£925k, 10% £925k–£1.5m, 12% over £1.5m. On second properties add 5% to every band since 30 October 2024.
Worked example
£250,000 Norwich BTL: standard SDLT (£0 + £2,500) = £2,500. Plus 5% surcharge on full £250k = £12,500. Total £15,000. Up from £7,500 under the pre-October 2024 rules.
Limited company purchases
Pay the surcharge from £40,000 (no first-time relief). Over £500,000 also caught by ATED-related 15% flat rate unless commercially let — almost always commercial for BTL so the relief applies but needs annual filing.
Mixed-use savings
Property with both residential and commercial use (e.g. shop with flat above) attracts non-residential rates: 0% to £150k, 2% to £250k, 5% above. No surcharge. Can save tens of thousands but HMRC scrutinises mixed-use claims closely.
Multiple Dwellings Relief — abolished
MDR allowed averaging across multiple residential units in one transaction. Abolished from 1 June 2024 for purchases except where contracts exchanged before that date and completed by 1 June 2025.
First-time buyer relief
Up to £625,000 with 0% on first £425,000 — but lost forever the moment you buy any other residential property. Plan carefully if you ever intend to be a first-time BTL borrower.
Surcharge refunds
If you buy a new main residence while still owning your old one, you pay surcharge but can reclaim it if you sell the old home within 36 months. Strict deadlines — claim via HMRC within 12 months of the sale.
