Frequently asked questions

What is the minimum EPC rating to let?

Today: E. From 2028 (new tenancies) and 2030 (all tenancies): C.

What if my rating is F or G?

You cannot legally let unless you have a valid exemption registered on the PRS Exemptions Register.

What's the cost cap?

Currently £3,500 per property under MEES; the 2028 reform raises this to £15,000.

What upgrades give the biggest jump?

Loft insulation, cavity wall insulation, low-energy lighting, and modern boilers. Solar PV can lift C to B.

How long does an EPC last?

10 years.

Is the EPC certificate the same as the SAP rating?

An EPC report uses SAP/RdSAP methodology and produces an A–G rating.

Do listed buildings need an EPC?

Often exempt — but proving exemption requires evidence on the PRS Exemptions Register.

Can I get help paying for upgrades?

Yes — ECO4, GB Insulation Scheme and some council grants. The checker links you to live schemes.

Will this work for HMOs?

Yes — but room-let HMOs follow slightly different rules. Flagged in the result.

Do I need a new EPC after upgrades?

Yes — to evidence improvements, you must commission a new EPC.
