What does a property management company do?
A property management company runs a rental property on the landlord's behalf. That typically covers finding and referencing tenants, drawing up the tenancy, collecting rent, arranging inspections and maintenance, keeping the property compliant with gas, electrical and EPC rules, and handling deposits, renewals and end-of-tenancy.
How much does property management cost in the UK?
Full property management usually costs 10–15% of the monthly rent for a fully managed service, or a fixed monthly fee. Tenant-find only is typically 50–100% of one month's rent as a one-off. Smart Sleep Property publishes transparent fixed fees — see our pricing page.
Is a letting agent the same as a property manager?
They overlap. A letting agent focuses on finding a tenant and setting up the tenancy. A property manager (or a fully-managed letting agent service) also runs the property day-to-day — rent collection, repairs, inspections and compliance. Smart Sleep Property offers both under one roof.
Do I still have to be involved if I hire a property manager?
Only for major decisions — approving works over your agreed spend limit, signing off rent reviews, and end-of-tenancy decisions. Everything else, including out-of-hours tenant contact, is handled for you.
Can I switch to Smart Sleep Property from another agent?
Yes. We handle the changeover — writing to the tenant, transferring the deposit protection, collecting keys and certificates, and taking over compliance. Most switches complete within 14 days.
Do you manage properties outside Norwich?
Our full letting-agent service is Norwich-focused. Nationwide landlords use our platform membership plus our nationwide services (referencing, inventories, EPC/Gas/EICR, rent guarantee) to self-manage with the same tooling and support.
